REAL ESTATE
Yves : Property hunter
It is essential to distinguish between a 'property hunter', who will systematically side with the buyer, and a classic 'real estate agency'.
The principle behind the reasoning of the 'hunter' is simple: they are intermediates who will approach, on your behalf estate agents, notaries or project promoters, in order to select the adverts placed by private individuals or professionals, visit the properties on your behalf, assist you during the negotiating phase and remain by your side until the sales contact is finalised and signed by both parties.
Good real estate hunters develop an extremely close working relationship with their clients in order to form the clearest possible picture of what they require, as it is they who will be visiting the properties most likely to retain the client's interest. The internet is an essential tool in this process, as, after each visit, the hunter will email the customer with photos and a report on the property.
In brief, a good hunter works for you in order to identify the home of your dreams.
Located in the golden triangle of the Luberon, our know-how, perfect knowledge of our territory, and a very accurate appreciation of the local market, enables me, should you entrust your search to me, to save you time, wasted visits and any number of common pitfalls.
I remain by your side throughout the whole process until you have exchange contracts with a single objective - that of identifying the property you have always dreamed of, without ever deviating from defending your best interests.
We will define together your search criteria during our first appointment,
after which we can fine-tune your project, taking into account your requirements and the local market's conditions.
Once the project is clearly outlined, we call upon every information source at our disposal and visit the corresponding properties we will have targeted.
As soon as we feel there is an opportunity to be grasped, we will contact you immediately after having viewed it so as to set up an appointment as soon as is possible.
In order to mark our mutual agreement and enable us to proceed with our search we will draw up and both sign a non-exclusive search mandate.
I will never ask you for any fees, as my payment is derived either
from sharing a commission with the estate agent, if one is involved,
or is received directly from the vendor.
